Seal coating can last 3-5 years depending on how many coats we put down. This may vary depending on the amount of daily traffic, salt applied in winter and how often you have this seal coated. We recommend 2 coats of sealer each time it is done.

The time it takes to complete an asphalt project depends on the scope of the project and weather conditions. We provide an estimated timeline during our initial consultation.

If the paint is newer it should be done yearly until you build up a thickness that can protect from salt and snow plowing. 

Crack filling should be done yearly whenever you see cracks. If the cracks are not filled water will get into the crack and cause damage to the asphalt maybe even erosion under the asphalt. 

Depending on the evening temperature we recommend at least 24 hours.

Depending on how much of the areas are damaged you may be able to patch only the bad areas. However if the surface is falling apart with snow plowing and or daily driving causing pot holes or loose pieces of asphalt then it is most likely time.
